Building Permits

How long does it take to get a building permit?

Permit processing times vary by municipality and project complexity. For residential projects in the GTA, typical timelines are 2–6 weeks. Simple renovations may be faster, while complex projects or new builds can take 6–8 weeks. We work to ensure your application is complete and accurate to minimize delays.

A complete building permit package includes site plans, architectural drawings (floor plans, elevations, sections), structural drawings sealed by a Professional Engineer, mechanical and electrical drawings, energy efficiency compliance forms, and any required studies (geotechnical, environmental). We prepare all required documents as part of our service.

Yes, homeowners can perform work on their own property with a valid permit. However, certain trades like electrical and gas work must be performed by licensed professionals. All work must pass municipal inspections regardless of who performs it.

Working without required permits can result in stop-work orders, fines up to $50,000, difficulty selling your home, insurance issues, and requirements to remove or legalize the work. It’s always better to obtain proper permits from the start.

Yes, we provide complete structural engineering drawings sealed by a Professional Engineer (P.Eng.). This includes foundation designs, load-bearing wall modifications, beam sizing, and all structural components required for permit approval.
We serve the entire Greater Toronto Area including Toronto, Mississauga, Brampton, Markham, Vaughan, Richmond Hill, Oakville, Burlington, Milton, Ajax, Pickering, Whitby, Oshawa, Newmarket, Aurora, and surrounding municipalities.

Basement Apartments

Can any basement be converted to a legal apartment?
Not all basements qualify. Key requirements include minimum 6’5″ ceiling height, proper egress windows in bedrooms, separate entrance, fire separation from main unit, and adequate natural light. We offer feasibility assessments to determine if your basement meets requirements.

Most municipalities don’t require a separate address for legal secondary suites. The apartment can use the same address with a unit designation (e.g., Basement). Check with your local municipality for specific requirements.

This depends on municipal bylaws. Toronto, for example, allows up to five additional residential units per property, so you could have both. Other municipalities have different restrictions. We’ll verify what’s permitted on your specific property.

Laneway Houses & ADUs

What’s the difference between a laneway house and a garden suite?
A laneway house is accessed from a public lane at the rear of the property, while a garden suite is a detached unit without lane access. Both are Additional Dwelling Units (ADUs) but have different zoning requirements. We’ll determine which option is possible for your property.
Size limits vary by municipality. Toronto allows 70m²–100m² depending on lot depth. Mississauga limits garden suites to 55m² for standard lots. Height restrictions typically range from 4.6m–8m. We’ll maximize your allowable space while ensuring compliance.
Most GTA municipalities have eliminated parking requirements for laneway houses and ADUs to encourage their development. However, you may need to maintain existing parking for your main house. Requirements vary by location.
This varies by municipality. Toronto has specific regulations for short-term rentals requiring registration and limiting rentals to principal residences. Many municipalities don’t permit short-term rentals of secondary units. Check local bylaws before planning rental use.

Design & Timeline

Do you provide 3D renderings?
Yes, we can provide 3D visualizations and renderings for an additional fee. This helps you better visualize the finished project before construction begins. Basic renderings start at $500, with more detailed presentations available.
Yes, we encourage feedback throughout the design process. Minor revisions are included in our service. Significant changes after final drawings are complete may incur additional fees, but we work to accommodate your needs.

From initial consultation to permit issuance typically takes 3–8 weeks, depending on the project complexity & scope of work.

We provide support throughout construction including clarifying drawings for contractors, answering building inspector questions, and reviewing minor field changes. Full construction administration services are available if needed.

Zoning & Bylaws

What’s the difference between zoning and building code?

Zoning bylaws control what you can build and where (setbacks, height, lot coverage, permitted uses).

Building code controls how you build (structural safety, fire protection, energy efficiency).

Projects must comply with both. We verify compliance with all regulations.

Yes, minor variances can be requested through the Committee of Adjustment. This adds time (typically 2–3 months) and costs ($1,000–$2,000+ in fees). Success isn’t guaranteed. We help assess if a variance is worth pursuing or if design modifications can achieve compliance.

Yes, properties in heritage conservation districts have additional requirements regarding exterior appearance, materials, and design. We’re experienced working in heritage areas and ensure designs respect historical character while meeting your needs.
